Position Title:  Site Acquisition Specialist

 

Position Summary

 

Execute job requirements to support the work of the Service Delivery team and support Crown Castle Areas and Districts as directed.

 

Essential Job Functions

 

  • Conducts site review research and prepares various reports related to acquiring access rights

  • Identified locations including commercial buildings, easements in right of way or private property while negotiating favorable terms 

  • Serve as primary point of contact with building owners/property managers up to completion of construction

  • Identify and research land/property ownership from public records and other sources, interpreting all previous land and right of entry agreements, deeds, easements, leases, permits, licenses, etc., and conveying the benefits of improved telecom infrastructures

  • Manage all access rights/consent related issues in defined territory and ensure speed and delivery is within criteria for customer driven and network projects

  • Negotiate the terms, conditions and fees for building access agreements, finalize contract documentation to present for signature and update Crown Castle databases 

  • Identify potential risk scenarios

  • May serve as SME for particular site project including leasing and land use processing, as directed

  • Communicates activities with team members and other departments, as needed

  • Attends field site visits for negotiation meetings, as needed

  • Negotiate renewals for access agreements and other right of entry tasks as directed.

 

Education/Certifications

 

  • Associate’s degree, or equivalent work experience required.

Experience/Minimum Requirements

 

  • High School Grad/GED; 3+ years’ experience in telecom, commercial real estate, or telecom right-of-way/entry.

 

Other Skills/Abilities

 

  • Ability to work independently as well as with others

  • Excellent oral and written communications skills

  • Ability to read and interpret real estate documents

  • Ability to read and interpret legal documents such as legal descriptions, surveys, ground leases, easements, deeds, land purchase contracts, mortgages, title policies, subordination, and CAD drawings.

  • Intermediate proficiency in Microsoft Excel, Word, Outlook.

  • Ability to produce high volumes of work to deadlines and with accuracy

  • Good negotiation skills

  • Demonstrable problem solving and research skills

  • Good communication skills – written and verbal

Working Conditions:  Works in a normal office setting with no exposure to adverse environmental conditions.
